Does every house or client qualify for CAP?
CAP clients are determined on a case-by-case basis. Things we look for are:
- The extent of repairs necessary
- The amount of equity in your property
- Whether or not CDRE was court-appointed in your case
- Terms in the court order
How long will CAP delay the listing and sale?
In most cases, we are able to have repairs and staging done within 2-3 weeks after the signing of the contract.
Do you disburse the money to me, or do you pay the contractors directly?
We pay the contracted professionals directly.
Is there a limit to how much CDRE will advance through CAP?
We will advance up to $10,000. The average CAP client receives between $3,000 and $7,000.
Do I have to be home to meet the contractors or professionals?
If you are not home, someone from the team will meet them there. However, we do not supervise nor take on liability for work performed by the contracted professionals.
Do I have to list and sell with CDRE in order to use CAP?
Yes, indeed! CAP is an exclusive benefit for our clients.
If the house doesn’t sell, do I have to pay CDRE back?
Yes. Our contract is a personal loan, to be paid back at close of escrow. If escrow does not close, then it is due within two weeks, subject to interest.
